RV & Camping Options:
• RVs: Electric hookups are available for $5 per day (please notify us in advance). Note: No sewage hookups.
• Camping: Backyard camping is permitted. Due to wildfire risks, ground fires are prohibited; please use the provided fire pit.
WATER SAFETY & SWIMMING
While swimming directly from our riverbank is restricted for safety reasons, you have unrestricted access to Lake Granbury (Brazos River) for fishing and boating. For swimming, Granbury City Beach Park is a short drive away with safe, sandy entry points.

• Water Sports: We can arrange boating, boat fishing, and board surfing (instruction included) for our guests through our preferred local vendor.

1. Sleeping Capacity (Max 19 Guests)
To ensure a comfortable stay, please review our bed configuration closely:
• Adult Limit: We can accommodate a maximum of 13 adults (sleeping in King, Queen, and lower bunk beds).
• Bunk Beds: The 6 top bunks are designed specifically for children and teenagers. They hold standard single mattresses (75" long) with a weight limit of 190 lbs. The ladders are not suitable for adults.
• Recommended Mix: For the best experience, we suggest a group composition of roughly 8 adults (3 Kings, 1 Queen) and 11 kids/teens.
2. Accessibility & Child Safety
• Stairs Required: The home is built on high pilings. Access to the main level and dock requires climbing stairs. The property is not wheelchair accessible.
• Families with Infants: We provide a Pack 'n Play and high chair for your convenience. However, please note the property is not baby-proofed. Due to the stairs inside and outside, we ask that you supervise young children at all times.
3. House Rules Summary

• Saturday Checkouts: Saturday checkouts are only available for bookings of 7 nights or more. For shorter stays, please choose a Friday or Sunday checkout.

Cancellation Policy
Full Refund: Cancel 30 days or more before check-in (by 11:00 a.m. local time) to receive a 100% refund of your payment.
Partial Refund: Cancel between 7 and 30 days before check-in (by 11:00 a.m. local time) to receive a 50% refund of nightly rates. Service fees are non-refundable.
No Refund: Cancel less than 7 days before check-in (after 11:00 a.m. local time) and the reservation is non-refundable.

🥂 EVENT & GATHERING POLICY
• Strict No-Party Policy: "Parties" (rowdy, unapproved gatherings) are strictly prohibited.
• Approval Required: Any event or gathering (including micro-weddings, rehearsal dinners, etc.) must be disclosed and approved by the owner PRIOR TO BOOKING. You must provide the guest count and list of vendors (catering, photography, music).
• Fees: Approved events are subject to an Event Usage Fee and deposit.
• Unauthorized Events: Hosting an undisclosed event is a violation of house rules. This will result in IMMEDIATE CANCELLATION AND EVICTION without refund.
✨ STRICT DECORATION & CLEANLINESS POLICY (NO GLITTER/CONFETTI)
• Prohibited Items: The use of GLITTER, CONFETTI, SPARKLES, SEQUINS, GLUE, PAINT, or SPACKLING is STRICTLY PROHIBITED inside the house and on the deck/patios.
• Guest Responsibility: The booking guest is solely responsible for ensuring that no member of their party (or outside vendor) brings these items onto the property.
• Penalty Fee: ANY TRACE of glitter or confetti found after checkout will trigger a MANDATORY $300+ DEEP CLEANING FEE. This is non-negotiable due to the difficulty of removal.
⛔ HEALTH, SAFETY & CONDUCT
• No Smoking: Smoking (including e-cigarettes/vapes) is strictly prohibited inside the house and within 15 feet of doors/windows. Evidence of smoking results in a $500 CLEANING FEE.
• Prohibited Items: Illegal drugs and firearms are strictly prohibited on the property. Violation will result in immediate eviction and potential legal action.
• Swimming Safety: Swimming or diving directly from the property bank/dock is STRICTLY PROHIBITED for safety reasons. Please use the dock for boating and fishing only.
• Quiet Hours: No loud noise is allowed outdoors between 10:00 PM and 8:00 AM to respect our neighbors.
• Max Occupancy: Maximum 19 overnight guests allowed.
🏡 PROPERTY CARE & SYSTEMS
• Septic System: Please flush ONLY HUMAN WASTE AND TOILET PAPER. Do not flush wipes, feminine products, or paper towels.
• Parking: Do not park or drive on the grass or under the house. Violations causing damage may incur a restoration fee of up to $3,000.
• EV Charging: Do not connect electric vehicles to non-designated outlets.
• Grills & Fire Pit: Do not move the grill, smoker, or fire pit. Never leave them unattended while in use.
• Towels: Do not remove white bath towels or linens from the house for outdoor/lake use.
• Security: Tampering with electronic devices (Wi-Fi, cameras, noise monitors) results in immediate eviction. Do not attempt to access restricted/locked areas (this will trigger the alarm).
📋 ADMINISTRATIVE
• Pets: No pets allowed. We welcome service animals that comply with ADA requirements. Misrepresentation of a pet as a service animal will result in eviction without refund.
• Photography: Commercial photography or filming requires prior host approval.
• Check-in: Early check-in is subject to availability and cannot be guaranteed.
