It is okay to leave them in the dryer. *Please do not strip beds or wash any towels or sheets or blankets. *Lock up and have a safe trip home!
Cancellation Policy
Guests must cancel 30 days in advance for a 100% refund. Cancellations 14-29 days prior to check-in will be refunded 50%. 14 days or less, there is no refund. However, guests will be refunded in full if dates rebook. If a discount must be given to help the home rebook, the guest being refunded will be refunded at the discounted rate. You have the option to purchase travel insurance online from whoever you choose. We do not refund for bad weather, illness or injury, work issues etc. if you are past the cancellation period.

🏡 Welcome & House Guidelines: *First time only guests require a $500 fully refundable deposit, payable by Venmo or Zelle. We are proud to say we have never kept a deposit for damages or extra cleaning, and hope we never have to! •As private homeowners, we’re happy to share The Hideout with guests and strive to provide a clean, comfortable and memorable experience. While we keep rules to a minimum, our lakefront setting, hot tub, and fire pit do come with a few important safety reminders. These guidelines are here to protect your comfort, our home, and the peace of the cove. So please bear with us with all the important information below. 👉 The guest booking the reservation will be required to sign a short rental agreement to include hot tub and fire pit rules, and provide valid photo ID (Passport or Drivers License). Access information will be provided after DocuSign form and ID are returned. This is required, it is not an option ✅ Early Check-In / Late Check-Out We’re happy to offer early check-in or late check-out at no extra cost whenever possible. Availability depends on whether guests are arriving or departing that day—and during summer, it’s rarely an option—but you’re always welcome to ask! 👥 Guest Count & House Capacity • Please make sure your reservation reflects the actual number of guests. If your group size changes, just send us an alteration request so we can prepare the space accordingly. • For safety and to protect our septic system, we strictly limit occupancy to 8 guests (ages 2 and up). Exceeding this limit without prior approval will result in cancellation of stay. 🚗 Parking & Septic Protection • Please do not drive or park on the lawn or insert stakes into the ground—doing so can damage the underground septic lines and irrigation system in the front and the irrigation system in the back • If your vehicle leaks oil or other fluids, we kindly ask that you park on the street. 📶 Internet & Equipment Use • Please do not unplug or reset the modem/router. This can disrupt internet access. 🐾 No Pets or Animals. We adore animals—but due to severe allergies (including our grandchild’s) and the fact that we use this home ourselves, we maintain a strict no-pet policy. • Guests will lose 100% of damage deposit if any pet hair is found in the home • State law prohibits misrepresenting a pet as a service animal. Texas Law HB4164 outlines the penalty for people misrepresenting their dogs as service animals when they are not specially trained. The State fee for violating this law is $1,000 and 30 hours of community service. This will be enforced. 🚭 Smoking Policy This is a 100% smoke-free home. • No smoking, vaping, or open flames inside the property. • Smoking is allowed outdoors at least 10 feet from doors and windows. • Please dispose of cigarette butts properly—never on the lawn, driveway, water, or fire pit area. For guests who smoke often, a more smoker-friendly listing may be a better fit. 🚽 Septic System Reminder •Please help us protect the plumbing by flushing toilet paper only. No wipes, diapers, tampons, pads, liners, or paper towels. These items can clog the system and cause serious damage. *No Flushable Wipes and a reminder, diapers are not flushable. Thanks so much for helping us care for our home! 🧼 Check-Out Reminders •We’ve kept it simple—no stripping beds or doing loads of laundry. As we only charge 1/2 of the cleaning fee we actually pay, we ask just a few small favors to help us keep cleaning fees reasonable for everyone. •Towels: No need to wash beige bath towels or washcloths. You’re welcome to launder them during your stay if needed. Leave used towels hanging or on the floor—just not on beds or rugs. •Linens: Please don’t strip beds. Leave them unmade. If anything got stained, just let us know what and how—it helps us treat it properly. •Dishes: Load the dishwasher, add a dishwasher tab (orange tabs), and start it before you leave. No need to unload. If something doesn’t fit, just leave it in the sink. •Outside Trash: Pick up any trash your group may have left outside, including cigarette butts, and place it in the outside bin. •Convenience Items: If you used foldaway beds or the Pack ’n Play, leave them out so we know to clean them. The night before you leave: • Wash and dry hot tub towels (the non-beige ones) if used—shake out sand outside if they were taken to the beach area. You can leave them in the dryer. • Hang kayaks and paddles; place dry life vests on the hangers in the closet. Visitor Limit: •Because of our septic system, we can only host up to 8 guests (ages 2+), including visitors. No Parties / No Confetti: •No parties, glitter, or confetti indoors or out. Confetti is a pain to clean and can harm wildlife. Responsibility: •The guest who booked is responsible for the group’s behavior, any damages, extra cleaning, or misuse of the hot tub. Unauthorized guests will be asked to leave. Boaters & Jet Skis: •The cove is a shared, calm zone ideal for kayaking and tubing. Save the speed for the open lake. Water levels can fluctuate—check Lake Granbury info online if you are bringing a boat. Quiet Hours: •10 PM – 8 AM (Sun–Thu) and 11 PM – 8 AM (Fri–Sat). Enjoy the deck, hot tub, or a little night fishing—but please, keep things peaceful. Sound travels over water more than you’d expect! 🔒 Safety Notes & House Info • Kayak Use • Kayaks are complimentary—please read Kayak use and safety information in the house book and enjoy responsibly! • Adults should not use the small kayak (child-sized). • After use, move vests, kayaks and paddles out and away from the water so they don’t drift away or blow black into the water. • Please note: The refrigerator does not have a water or ice dispenser. There is a dispenser on the fridge but unfortunately it is not functional. The ice and water is not a listed amenity in this property. We do have ice trays. Feel free to bring some ice as well. Fire Pit • You’ll receive separate fire pit and hot tub guidelines to sign electronically before check-in. Your email will be requested upon booking. This must be signed prior to us sending your access information • The fire pit cannot be used during burn bans—check Hood County updates or the sign in the home. Or just ask! • No discounts are offered if the fire pit is unavailable due to safety mandates by Hood County Waterfront Safety • Children should always wear life vests near the lake—we provide some, but feel free to bring your own to ensure proper fit. • The deck and lakefront can be slippery when wet; no running, and always supervise children. • Our property is not ideal for very small children who may wander—please supervise closely. Hot Tub Use • Professionally cleaned between each stay. • Please keep it relatively clean and avoid damage—extra cleaning fees will apply if it’s left in very poor condition. • The hot tub tech may service it between 9 AM and 5 PM on check-in day—it will be ready by evening at the latest. Grill & Propane • Propane is provided and checked regularly. Please turn the tank off after use. If it does run out, please contact me immediately. Bugs & Pest Control • Treated bi-monthly by a local professional inside and out, as well as the recommended amount of mosquito spray. Occasional bugs may still appear due to the waterfront/wooded setting—just keep doors/screens closed. Because we go over and above to keep this home pest free, there will be no refunds if any bugs come into the home during your stay. 📷 Monitoring & Cameras • One camera monitors the septic area (on 24/7) on left side of house • A second Security Camera is facing the driveway. For your privacy and comfort, camera notifications are disabled while guests are in the home and cameras are not actively monitored. However, the camera remains in continuous operation for property security. The homeowner reserves the right to check footage only as needed—for example, to confirm trash pickup, verify arrival of scheduled service providers, or respond to alerts regarding pets, parties, or excessive vehicles or occupancy. • Tampering with cameras is a violation of our policy and will result in immediate removal without refund. 🔧 General Reminders Beds • Please no jumping—especially on the fold-out beds, which can be damaged. WiFi Porter • The WiFi Porter is gently secured beside the TV—please don’t remove or let kids play with it. Simply tap with your Android or Iphone to connect to WiFi Property Condition • Everything in the home is photo documented after each cleaning. Let us know within 12 hours of arrival if anything seems off so we can make it right. There will be no refunds if guest does not permit our maintenance or cleaning staff to come to the home to repair any issues. 📅 Reservation Details & Policies Spring Break Policy (Mar 1–Apr 15) • All guests must be 24+ unless traveling with children. IDs will be required. This is not a spring break party house—violations result in removal without refund. Guest Supplies • We provide initial supplies (TP, paper towels, dish detergent, laundry detergent). Please bring additional or purchase more during your stay as necessary. Liability & Assumption of Risk By booking, you and your guests agree to: • Accept and assume all risks associated with the lake, hot tub, fire pit, and kayaks. • Supervise children at all times (especially near the water). • Respect the registered guest limit. Exceeding it may result in removal or extra fees. Outages • Power or internet outages caused by weather or service providers are beyond our control. Refunds are not issued unless the problem is specific to our property or will be out of service for more than 6 hours as confirmed by the power company or Spectrum.
