Cancellation Policy Full Refund Cancel 30 days or more before check-in (by 4:00 p.m. local time) to receive a 100% refund of your payment. Partial Refund Cancel between 7 and 30 days before check-in (by 4:00 p.m. local time) to receive a 50% refund of nightly rates. Service fees are non-refundable. No Refund Cancel less than 7 days before check-in (after 4:00 p.m. local time) and the reservation is non-refundable. Time shown is based on the location of the listing.
Stay Rules
Modern Oasis Miami House Rules To provide the best stay for yourself and future guests, we ask that you treat the home with respect as though it were your own and respect our neighbors. By agreeing to book this property, you agree to abide by the following rules. Please contact the host if you have any questions or concerns. Exceptions may be granted with written permission prior to booking. Failure to abide by the house rules will result in additional fees, loss of security deposit, and/or immediate eviction with no refund. General Rules: 1. The person booking the reservation must sign our liability waiver on behalf of all guests that enter the property. 2. Names of all guests must be provided prior to check-in. A maximum of 12 people may sleep at the property. We do not allow extra guests to sleep or visit unless previously agreed upon during the booking process. Guests must be 21 years old and above to stay at the property unless accompanied by parents or guardians. 2. NO PARTIES. This is a quiet, friendly neighborhood. Please respect our neighbors. 3. No pets. To maintain an allergen-free environment, no pets are allowed in the house or on the property without written notice from the host. Signs of pets will result in an additional cleaning fee of $500. Service animals are exempt and welcomed. 4. Absolutely no smoking of any type inside the house or near any open windows or doors. Please dispose of any butts in the proper container. Failure to do so will result in an additional cleaning fee of $100. Signs of smoking inside the house will result in a $750 smoke remediation fee. 5. Quiet hours are from 10pm-7am on weekdays, and 11pm-8am on weekends. Spa jets, music, and other loud noises are not to be used outside during quiet hours. 6. Please park in front of the house on the paved areas, not blocking the sidewalk. No grass parking - you may be ticketed at your expense. 7. Gates to the backyard must be kept closed at all times. Please make sure you securely close the gate behind you. 8. Bedding & Towels: please use your discretion to keep bedding and towels clean from make-up, tanning lotions, and other products. Stained bedding will result in a fee of $50 per set and $15 per stained towel. 9. Bathroom Tissue: we provide 3 rolls per bathroom per 1-week reservation. Should you require more you must purchase more at your own expense. 10. BBQ Grill: only use the BBQ if you are familiar with and comfortable using a propane grill. If you have any questions please contact the host prior to use. After use ensure the propane tank is properly closed and clean the grill of grease to avoid fire hazards. 11. The property is routinely sprayed for mosquitos and pests. Please note lizards, cockroaches and other bugs are common to south Florida. Be mindful to close doors and windows to keep critters out. If any do enter, it is your responsibility to get them back out. 12. Please notify the host immediately if anything is not in working condition or needs repair. Host will make every reasonable effort to make repairs as quickly as possible. 13. Do not flush tampons, sanitary napkins, or even flushable wipes down the toilets. Use trash cans provided. 14. Internet/wifi is provided as a convenience to you, as well as Netflix and YouTube TV. No refund will be given for temporary outages, however every reasonable effort will be made to fix the outage in a timely manner. 15. Ensure all windows, patio doors, and entry doors are locked at night and before leaving the property. Use deadbolts at night for extra precaution. The property is in a gated, safe community, however your safety and comfort is our top priority. 16. The host has the right to inspect the property without prior notice to enforce the terms of the agreement. 17. Security cameras monitor the exterior of the property for your safety. Tampering with or moving cameras will result in a $500 fee and can result in immediate eviction. Please respect the property and we will respect your privacy. Pool Rules: 1. Children in the backyard and in the pool area require adult supervision. 2. Pool alarm must be utilized if children are present. 3. No diving. 4. No glass containers around the pool. Plastic drinkware is provided. 5. There is no lifeguard on duty. Please use the pool responsibly at your own risk. The property owners and host will not be held liable for injuries, accidents causing bodily harm or drowning. Check-In -Please park in front of the house without blocking the sidewalk. Do not park on the grass. -Directions will be given for smart lock/keyless entry. Check-Out The property should be left in good condition so that our cleaning crew can have the property ready for the next guests in a timely manner. Please follow the check-out checklist to avoid additional cleaning fees: -clean up trash from interior and exterior and leave it in appropriate trash/recycling bins -remove all pool toys from pool and leave pool towels in laundry area -leave exterior furniture in the position where it was at check-in -leave grill clean and ensure propane tank is turned off -pack up games/toys and leave them where they were at check-in -wash dishes or run the dishwasher. Dishes and glassware that are not properly cleaned will be charged an additional cleaning fee of $150. -clean out the refrigerator and kitchen cabinets of all food and wipe clean, as well as the microwave and stove top. Failure to do so will result in an additional cleaning fee of $150. -leave bedding on the beds and used towels on the floor -collect all personal belongings. Check drawers, closets, washer & dryer. We are not responsible for any items left behind, however we will do our best to return items if they are found. -ensure all windows and doors are locked and secured. -notify host upon exiting the house
