Stay Rules

Quiet hours: 22:00 to 08:00. Pets: Allowed (maximum 2). Smoking: Not allowed. Events: Not allowed. Suitable for: children and infants. Additional rules: We’re excited to host you. These rules help keep everyone safe, protect the property, and ensure a great experience for all guests and neighbors. Basics * Check-in: After 3:00 PM * Check-out: By 11:00 AM (unless approved in writing) * This is a short-term vacation rental only, not a lease. Your booking does not create tenant rights or any interest in the property. Occupancy & Guests * Only registered guests on the reservation are allowed on the property. * This includes both overnight and day visitors. * Additional guests require written approval in advance. * Maximum of 3 cars unless approved. Park only in designated areas. * Unauthorized guests or vehicles may result in a $500 fee and/or termination of your stay. No Parties, Events, or Commercial Use * No parties, events, or gatherings without prior written approval. * No professional photography, filming, or commercial use without permission. * Violations may result in fees up to $1,000 and immediate cancellation. Noise & Neighborhood * Quiet hours begin at 10:00 PM. * Sound travels easily, especially in desert environments. Please be respectful. * Guests are responsible for any noise violations, including fines and an additional $200 penalty. Smoking, Firearms & Fire Safety * No smoking indoors. If smoking outside, dispose of all materials properly. * No smoking within 15 feet of doors or windows. * No firearms use anywhere on the property. * No fireworks at any time. * Due to fire risk, violations may result in immediate removal. Pets (Dogs Only) * Dogs allowed only with prior approval. * $60 per dog (max 2 dogs). * Dogs must be leashed at all times outdoors due to wildlife. * Guests are responsible for any damage or additional cleaning. Property Care * Please treat the home and furnishings with care. * Before checkout: * Wash dishes * Return items to their general place * Lock all doors and windows * Excessive cleaning, damage, or missing items may result in additional charges. Internet Use * Illegal or abusive use of internet service is prohibited. Owner Access & Availability * Owner or authorized personnel may access the property for necessary repairs or inspection, with reasonable notice when possible. * If the property becomes unavailable due to circumstances beyond control, the reservation may be canceled and fully refunded. Charges & Damages Additional charges may apply for: * Property damage or missing items * Excessive cleaning * Unauthorized guests or pets * Late checkout without approval * Smoke odors * Noise violations * Shipping left-behind items Hot Tub and Pool Safety & Liability Use of the Hot Hub and/ or Pool (whichever is available) is at your own risk. * No diving * No use while intoxicated * No unsupervised children * No glass in or around the hot tub * Shower before use * Children under 14 must be supervised No lifeguard is on duty. Guests assume full responsibility and agree to hold the Hi-Desert Dwellings (property manager), and their respective owners, employees, contractors, and agents harmless from any injury, loss, or claims related to its use. General Liability By booking and staying at the property, you agree to: * Accept responsibility for your actions and those of your guests. * Use the property and its amenities safely and as intended. * Hold harmless Hi-Desert Dwellings (the property manager), and their respective owners, employees, contractors, and agents from claims, injuries, losses, or damages arising out of your stay or use of the property and its amenities, except to the extent caused by their gross negligence, willful misconduct, or as otherwise prohibited by applicable law. Third-Party Services Any add-on or third-party services are not affiliated with the owner. Guests agree to hold the Hi-Desert Dwellings (property manager), and their respective owners, employees, contractors, and agents harmless from any related claims. Agreement By completing your booking, you confirm that you have read, understand, and agree to these rules.
