Community Rules *Please note - this property has staff onsite as well as video surveillance 24/7* *Violations of any of the Community Rules may result in a fine, may be reported to Airbnb Community Support, and may result in a negative review from your host* ● Absolutely NO PARTIES of any size - violators may be asked to leave without a refund ○ Each violation of this rule will result in a fine of $250 ● NO GUESTS at any time, only occupants listed on the Airbnb reservation are allowed onsite. ○ Each violation of this rule will result in a fine of $250 ● NO SMOKING/VAPING of any kind on property grounds - inside or outside ○ Each violation of this rule will result in a fine of $250 ● Quiet Hours are 10pm to 8am. ○ Excessive noise is not allowed at any time of day ○ Each Noise violation will result in fines ranging from $250 - $500 ● Maximum number of Guests per unit type per reservation ○ Studio/One-Bedroom: 3 guests ○ Two-Bedroom: 5 guests ● Garbage Disposal - please read carefully, each trash violation will result in a fine of $150 ○ NO garbage shall be placed in the garbage chute between the hours of 9:00 and 10:00 am. ○ Loose garbage shall not be deposited in the garbage/recycling rooms. All garbage must be bound, package or bagged to reduce mess and odours. ○ DO NOT leave trash outside the door upon departure. ○ Large items like cartons and other large objects should be placed in the garbage room on the Ground Floor. ● Amenities The rules for the condominium are as follow: ○ You may not invite any guests not included on your Airbnb reservation to the property, which includes our amenities. All property rules apply to our amenities including - no parties, guests or smoking. Alcohol is not permitted in any of our amenity areas. ○ Pool – Hot tub and Sauna Room ■ The hours of operation are from 5:00 am to 12:00 midnight. ■ No alcohol or glass inside pool area ■ No person shall pollute the water in the swimming pool by spitting, spouting, suntan oils or lotions, creams, food/beverages or adding any other form of contaminant to the pool water. ■ No person under 12 years of age may use the swimming pool unless accompanied by a parent or a legal guardian. ■ Please follow all other rules posted inside the pool area. ○ Exercise Room ■ The hours of operation are from 5:00 am to 12:00 midnight. ■ No person under 16 years of age may use the exercise room unless accompanied by a parent or a legal guardian. ■ No alcohol, or food inside exercise room. Liquids are permitted in the exercise room as long as it is enclosed in a plastic container. ■ The use of cameras and cell phones in the exercise room is prohibited. ■ Please follow all other rules posted inside the pool area. ● Pets ○ Pets are only allowed if your host has pre-approved the pet for your specific unit and reservation and all forms, fees and requirements have been collected ○ Property general pet rules are as follows: pets are defined as dogs, cats, fish, birds, and hamsters. Exotic pets are not permitted to live or visit or community. ○ No pet will be permitted to run loose, defecate, urinate, mutilate or destroy the landscape or furniture in all the common areas of the building. Each Violation will result in fines ranging from $250 - $500 ○ Please contact your host with specific questions about bringing a pet to ensure you are in compliance with all Community and Host rules
